The Municipality of Central Elgin is creating a new Comprehensive Zoning By-law and Urban Design Guidelines that will implement the Official Plan policies and the Municipality’s vision for future land uses and guide the development of properties in Central Elgin.

Key Purposes and Objectives of a Zoning By-law:
Land Use Planning: A new comprehensive Zoning by-law will assist the municipality implementing their long-term land use plans as identified in the municipality’s Official Plan. The Official Plan identifies future development patterns, including the designation of areas for residential, commercial, industrial, agricultural, recreational, and other land uses.
Property Rights and Protection: The new comprehensive Zoning by-law will aim to protect property owners' rights by providing guidelines and restrictions on land use. They help prevent incompatible land uses from being established next to each other, thus reducing conflicts and potential nuisances. For example, zoning may prohibit industrial activities in residential neighborhoods to preserve the quality of life for residents.
Public Health and Safety: The new comprehensive Zoning by-law will incorporate standards to ensure public health and safety.
